Pre-sale and end-of-lease repairs
An agent's list or inspection report before a sale or lease handover is usually a dozen small, unrelated jobs: a loose handrail, a few patches, a dripping tap handle, a door that sticks. Getting through the whole list properly, rather than just the big-ticket items, is what makes the difference at inspection or final walk-through.
What the job involves
Working through the list from your agent or inspection report.
What's included
- Working through an agent's or property manager's repair list item by item
- Patching holes and touching up paint
- Fixing sticking doors, loose handrails and similar items
- Flagging anything that needs a licensed trade rather than attempting it
- Going through the completed list with you before leaving
What happens on a pre-sale and end-of-lease repair job
- Step 1:
Send the list: forward the agent's list or property manager's report, with photos where helpful
- Step 2:
Estimate of hours: we work out roughly how long the full list will take and what materials it needs
- Step 3:
One visit (or two for longer lists): we bring the materials and work through everything in order
- Step 4:
Walk-through: we go through each item with you before we leave, and tidy up
“End of lease list from the property manager, about a dozen small things. Gus gave us an estimate of hours up front and came in right on it.”

Questions and answers
Is my job too small?
Probably not. Plenty of our visits are a few small jobs added together, which is why we suggest sending the whole list.
How do you charge?
By the hour plus materials, with a one-hour minimum. We tell you the hourly rate when you book, and an estimate of the hours once we've seen your list.
Do you do plumbing or electrical work?
No. Anything that needs a licensed plumber or electrician we leave alone, and we'll tell you so you can book the right trade.
Can you help get a house ready for sale?
Yes. Send us the agent's list or your own, and we'll work through the repairs, patching and touch-ups before the photos and open inspections.
Can you hang a TV on a stone or brick wall?
Yes, we bring the right fixings for masonry. Tell us the TV size and the wall type when you book.
Do I need to be home?
It's easiest if you are at the start, so we can go through the list together. If not, we can arrange access and send photos when we finish.
How the job is priced
Charged by the hour plus materials, with a one-hour minimum. Send the full agent's or inspection list and we'll estimate the hours needed, which may run across more than one visit for longer lists.
